Even though we have higher interest rates than previous years, the supply is far too low for demand. As a real estate professional, I am seeing houses fly off the market. I still highly recommend this is a great time to be in the market with the expectation of refinancing at a later time.

In comparing the same data between December 2021 to January 2022, and December 2022 to January 2023, I found a few relevant numbers:
The total number of houses sold this January versus last is 60% as many in Scott and 75% as many in Rock Island County.
Median sold price are about $10,000 higher this year than January of last in Scott County.
Median days are going up but are extremely similar to last year’s numbers.
% at which properties sold are still hovering close to 100% of asking.
My takeaways are that perhaps more sellers thought they would do well in the market last year, but it appears their chances are the same right now. Although I do see a less boisterous market in terms of signs popping up, it seems the QCA market is holding similar patterns.

This was a relatively normal December, one of the slower real estate months of the year. The biggest change was the median sales price in Scott County, but you should also note that houses sold at 100% of list price. There is nothing in this data that would impact strategy for buying or selling.

The most notable difference for November is the total number of sales. It isn’t strange for real estate to slow down at this time of year. In 2021, there were 81 more sales in Scott County during November. However, the median sold price was $11,000 less and median days on the market and % of listing price were the exact same as 2022. The report should not be all doom and gloom as the media has reported.

It is getting more expensive to buy with the current mortgage rates, but properly priced housing helps balance this challenge. We are fortunate to be in a market that is slowly adjusting.

Numbers in the Quad Cities market reflect some national trends indicating a slight increase in buyer’s ability to negotiate. However, the changes are minimal and still reflect a stronger seller’s market. We should take comfort that these changes are incremental.

 Another month of houses on both sides of the river selling above list price. There has been some variation in the last two month with all other categories.  Days on the market indicate there is some wiggle room, but the right property at the right price will still sell quickly. It’s best to be prepared with financing and confidence about your boundaries and strategies.
